You’ll get asked for basic info: name, phone, and neighborhood. Skip the rest. Fill it in later if you want.
But do pick your city. That’s what makes suggestions useful.
Turn on location services when prompted. It helps show homes near you. Not across the state.
You can change this anytime in phone settings. No big deal.

Find What You Actually Want
I type what I mean. Not “luxury waterfront”. I type “3 bedroom Portland OR under $600k”.
Appcestate’s search bar works best when you’re blunt. (Yes, even “duplex with washer hookups”.)
You’ll see filters right below the search bar. Price range first. Always.
Then bedrooms and bathrooms (slide) them, don’t guess. Property type? Click house, apartment, or land.
Don’t leave it on “all”.
Advanced filters are where people waste time scrolling. Skip “nearby schools” unless you have kids. Use “pet-friendly” if your dog stares at listings like they’re personal insults. “Waterfront” means water.
Not “near a creek.” Not “views of distant lake.” Water. Touch-it water.
Save your search after you narrow it down. One click. Then you get alerts (no) checking back every day.
I saved three searches last month. Two gave me real leads. One was just wishful thinking.

If the photo looks like it hasn’t been updated since 2019. Skip it.

How a Listing Page Actually Works
I open a property page on the Property Guide Appcestate and go straight to the photos. Not the first one. The second or third.
That’s where flaws hide. (Like that weird ceiling fan nobody mentions.)
You scroll down. Virtual tour button is top-right. Click it.
If it loads slow, that’s a red flag. The description? Skip the first two lines.
They’re fluff. Look for “washer/dryer included” or “HOA fee $280/month”. Those matter.
Price is bold. Obvious. But check the fine print below it.
Is it listed as “asking price” or “sold”? Some listings lie about status. I’ve seen “pending” tags stay up for weeks.
Key features are bullet points. I scan for “laundry in unit”, “pet-friendly”, and “parking included”. If those aren’t there, I assume they’re no.
Neighborhood info is under a tab labeled “Area”. Tap it. School ratings show up.
But only if the district reports them. Don’t trust the grade alone. Check enrollment size too.
(Small schools skew high.)
Nearby services? Gas station, pharmacy, bus stop (all) mapped with distance in miles. Not walking time.
Just miles. So don’t assume “0.3 miles” means “5-minute walk”.
Contact button is bottom-left. Always. Before you tap, ask yourself: *Is the agent responsive?
Did their last listing update happen yesterday or three months ago?*
I keep three questions ready:
What’s the average days-on-market for this zip? Any known plumbing or roof issues? Can I see the HOA docs before touring?
